An Agents Guide to Helping Clients

(Part 3)

Continue doing your research even though you client is interested in purchasing the property. Do your research, because you are providing a service and you want a name for one who provides a service not for one who sells houses. Go to the city and see if there are things in the plans which may affect the price of the neighborhood. Are there hidden expenses which may come into light in the near future. I once purchased a property and then down the road about a year I was hit with a $24,000 expense of connecting to the new sewer which the seller claimed he didn’t know about but the neighbors said he was on the neighborhood committee to fight it. I can still recall the realtors name ad where his office was. He sold home to earn his living. Be a realtor who provides the service of helping you clients obtain the best home on the market for their needs.

I use and have all new agents use a Transaction Coordinator. It helps me in my time management. I can focus on what I love doing the most and know that the transaction paperwork is being handled properly. I am not saying I bow out and dump all the problems which may and do arise on the coordinator. I am stile the problem sourer, and I still interact with the clients but my coordinator keep the paperwork in order and keeps things moving smoothly with the scheduling of the needed appointments. The coordinator is great at communicating with the public and explaining /Helping them fill out the needed forms. If problem arris she calls me and keeps me up to par of the progress we are making.

After the house closes and your clients have moved in but before they a settled I give them a small house warming gift. I also leave them with a few of my cards and ask them to refer me to their friends and family members who may be in the market for a new home or are interested in selling theirs. They may say no if they feel you haven’t treated them fairly, but I’ve never had anyone tell me no and their referrals is some of the best advertisement you can obtain.
