Ask Thing Same Exact Questions to All Potential Renters

We all know the world is ever evolving and at times its difficult to tell if we’re moving forward or in reverse. There are things which some people may wish to hide so just ask outright, if they lie that is grounds to revoke the rental agreement. Do not rely on your memory to ask everyone the same questions. Have a made sheet of the questions near you and read from the sheet as you talk with them over the phone. Do this over the phone, if they seem like a good fit then have them come so you can show them the rental.

Here is a partial list of example questions you may consider asking:

  1. Are you currently renting?
  2. Why are you considering this move?
  3. How long have you lived at you present location?
  4. What is your profession?
  5. When would you need to move in?
  6. What is your monthly budget for rent?
  7. Are you willing to pay the application fee?
  8. Do you have the security deposit and the first month’s rent?
  9. Does your current landlord know you’re leaving
  10. Do you grant us permission to run a credit check?
  11. Do you have references from your landlord and your employer?
  12.  How many people live with you?
  13. Does anyone in your household smoke?
  14. Do you have or are you planning to get a pet or pets?
  15. What parking accommodations are you in need of?
  16. Have you ever filed for bankruptcy?
  17. Have you ever refused to pay rent for any reason?
  18. Have you ever been evicted?
  19. Have you ever been evicted? If so When and Why?

By asking these questions to everyone you are not showing favoritism, and you may save yourself a lot of trouble up front being able to eliminate a potential problem tenant. The best time to discover a problem tenant is when they’re another person’s tenant.Look at you states laws make sure not to ask anything which may violate their rights. You’ll have to come up with you own questions but it’s important that they remain the same for everyone. Be aware that people can shine for a moment before they reveal who they are. Take the time to discover who you are renting your property to. Check them out and continue to check them out and your property as well. You do not have the right to show up at any wim and inspect but a drive by reveals a lot.
