FINDING YOUR PROPERTIES
When it comes to finding your properties there many methods you may choose from and you may be able to use some which I don’t mention that is available to you. Which ever method or methods you choose should complement your strengths or the strength of your team. I have never understood employers who want their employees to adapt to their strengths and way of thinking as long as no laws or nothing immoral is being done wouldn’t the team be stronger if each link were able to draw on its strengths. I am not saying put your team members out on their own but I am saying let them work in a manor best suited for their strengths and you’re as the employer oversee them and aide them as necessary.
First method you may wish to consider is:
Direct Mail Technique
This is a simple method to use. Some people google and get popular signs and even a free google phone number to use. There are services also available which provide cards for you to use and they will also mail them out to the list you provide them with. There are companies who will provide you with such a list. There are also companies which will answer your calls and give you messages from potential sellers. Though many use these services and make little or no recommendations I don’t like that approach. Ever mailer you send out leave an impression of you on the public. You may send your card to Sally and she knows Sue has been searching for someone to provide the services you offer. Design a card that is tasteful and able to be shared with everyone. I remember an electric contractor who had a good thriving business until he but up billboard which many saw as humorous, however other were insulted by these billboards and the company suffered until it finally was bought out by another company. =
The second method is:
Dog Hunting
Some will tell you that hunting with a dog is cheating. I disagree. To be successful using a dog to hunt you have spent hours training the dog. A good hunting dog goes into the brush into the water to aide the hunter. The dog does not try to run the prey down and kill it then bring the mangled prey to the hunter. The dog will let the hunter know it has spotted something by pointing and then on the signal it will flush the prey out. After the prey has been shot a good dog will fetch the prey with a soft mouth and bring it to thew hunter.
Likewise, a good hunting employee does not try to seal the deal they simply write down the address of the possible property so the hunter may approach as they see fit. Sometimes I send a few cards so that they become knowledgeable with who I am and what I do. Other times I deliver a personal letter I’ve created just for them. Sometime I send them a small handwritten letter each of these approaches are simply ice breakers.
Each of these techniques can and have been utilized successfully many times over but you’ll need to adapt the way you use these tools to yourself.
