There are several circumstances in which a landlord may enter into a tenant’s dwelling space during the term of rental or lease agreement.
- In an emergency. The landlord or property manager may enter the tenant’s unit out of concern for the property itself or out of concern for other tenants. A landlord or property manager may rightfully enter into the property for the limited purpose of dealing with the emergency.
- To make repairs, alterations, improvements, or supply services that are either necessary or that have been approved by the tenant.
- Prior to a residential landlord or property manager proceeding to enter into the tenant’s unit the tenant must be given a written notice of the landlords or property managers intent to enter. Maintenance includes all routine, or non emergency repairs, decorations, alterations, improvements replacement of services, whether or not they have been agreed to by the tenant.
- To complete the per-expiration inspection for deficiencies that may cause a deduction from the security deposit.
- To show the unit to prospective buyers, prospective tenants, lenders repairmen or contractors.
- The landlord or property manager may also enter a vacated and the rights of the tenants’ rights to occupy has been terminated by their surrender or abandonment.
- The property may also be entered under the court order which allows for entry.
