The Shifting Tides

Over the past years I have mentioned that I am a real estate broker and a general contractor. I have also stated that I like to help first time home owner acquire their first property. I haven’t explained that I like finding a dump in the right location and then stirp it to bare framing or lower and rebuild a house on that property which can grow in time to be their home. I do not advise them to build to the maximum of their budget. I advise them to build to meet their needs of the day.

I have also worked with an architect who designs these structures so that as the need arise, they can easily be added on to meet the challenges life throws on us.

We are coming into a down cycle in the real estate industry so it is nice to have a room addition to work on. However, when real estate lags construction usually picks up. This may not be the case today. This may not happen but not because of the lack of clients. Instead, it may not happen because of the time it takes to get permit approvals and change orders through the California system.

 I have been on a two-month delay because of the amount of time it takes to get simple changes approved.

This causes me to jump from project to project. There needs to be some governmental intervention in to these ridiculous governmental policies. Ever since COVID the material prices have gone crazy and the amount of work a governmental employee takes on has gone down. It is like they pace themselves to cause these delays so that we must renew our permits. These politicians I am told crate positions for people who backed them getting into office. They have these little task force but when their mission has been accomplished, they keep up making new rules about how it must be done without ever having been employed in the trade. Until today we have rule and regulations which counteract the results of former rules and regulations.

I think it is time that if the cities employee is going to correct an architect or engineer, they must hold the same degree, and not be under someone who is qualified with those degrees. These adaptive changes made to keep thing moving during COVID are no longer valid. Hire qualified staff members, this O J T is costing too much and to many delays. It is ridiculous that we have to keep pace with the changes in materials and educate ourselves on their usage and then train our inspectors how the new system works, why it is needed for this applications and how to install it.
